RETRO COMMISSIONING
Retro-commissioning as a process that is applied to existing facilities that were not previously commissioned. Retro-commissioning follows the same basic process as new building commissioning and LEED Existing Building falls in this category of commissioning. Retro-commissioning has been found to provide upwards of 15% whole building energy savings and 1.1 year average payback time. Most facilities are designed to operate at a certain level of performance. Over time, a facility’s performance may diminish due to age, improper maintenance, or worn-out equipment. Retro Commissioning (RCx) applies the commissioning process to an existing facility that was not previously commissioned. It provides an owner with a means to improve performance of existing buildings by finding ways to optimize systems and replace equipment with new units that are more energy efficient.
Many building owners know that systems are aging and will need to be upgraded/replaced, but are hesitant to invest the capital required for a full scale replacement. Retro Commissioning, through systematic testing and evaluation, can help prioritize projects, and maximize service life of existing equipment through control sequence optimization, Operating and Maintenance evaluations, and identification of failed or failing components instead of systems.
